Sending us your property does not commit you to anything. It starts a conversation. If you have ever wondered what happens after you click Submit, here is the process from start to finish, along with what is helpful to have ready.
What to have ready
You do not need all of this to get started, so send what you have:
- The location. A street address, or a parcel number if the land has no address.
- The size. The approximate acreage.
- Who owns it. Whether you are the sole owner, whether ownership is shared, or whether the land is part of an estate.
- What you know about it. Zoning, whether water and sewer are nearby, and how the land is reached by road.
- Where it stands. Whether it is listed with an agent or already under contract.
- What you are hoping for. Your goals and your timeline.
Step one: we review the property and the market around it
Once your submission arrives, we look at the land and what surrounds it: zoning, utilities, access, recent sales, nearby builder activity, and the county or city's plans for the area. This is the same kind of review we describe in our article on the signs a property might be ready for development.
Step two: we reach out to talk through what we found
Next we get in touch to walk you through what we see and what your options might be. We will likely have questions for you too, about ownership, the condition of the land, and what you would like to happen. This is a conversation, and you are free to ask anything.
A first conversation costs nothing and commits you to nothing.
Step three: you decide, on your own timeline
From there the choice is yours. Depending on the property, that could mean selling the land to us, letting us connect it with a builder or investor, holding on to it, or exploring development. If your land is not a fit for what we do, we will tell you plainly.
If you decide to move forward
When both sides want to proceed, the next steps usually include a purchase agreement, a title search, and often a survey and site checks before closing. These are handled with a title company or attorney, and timelines vary with the property and the steps involved. We will explain each stage as we reach it, so nothing comes as a surprise.
What we will not do
We will not pressure you to decide, and there is no obligation at any point. What you send us is used to review your property and to contact you, and you can read more about how we handle your information in our Privacy Policy.
